New RICS Home Survey Reports – Making Buying and Renovating Easier

Jones Battye is making the switch to the new style RICS Home Survey Reports.  The  restyled reports will make it easier for consumers to get all the information they need before buying or renovating a property.

Following extensive consumer and industry consultation, the RICS identified the need for a new set of ‘benchmarking standards’ for residential Home Surveys.  These ‘benchmarks’ aim to meet the needs of consumers in an ever-changing market and to enable RICS regulated firms to continue to deliver services that the public can recognise and trust.

As a result, the RICS Home Survey Standard came into force last year and along with the new style RICS Home Survey Reports is “designed to significantly increase consistency, transparency and competency across all residential surveying in the UK”.

At Jones Battye we have always prided ourselves on providing clear, easy to understand survey reports, and we welcome this further opportunity to continue to provide our clients with a high standard of professional survey and report.

We also know that sometimes it can be quite difficult for consumers to know which type or level of survey is right for them and what to expect from the report. The new survey standard and reports allow RICS professionals to better explain the different types of survey products that are available.

From Summer 2021, Jones Battye will be offering the following levels of RICS Home Surveys:

RICS Home Survey Level 2 (Survey Only):

Equivalent to the old style RICS HomeBuyer Report, this mid-level survey is suitable for most conventional properties which are in reasonable condition. The report gives you detailed information on the condition of the property, which includes advice about repairs or any ongoing maintenance issues.

RICS Home Survey Level 2 (Survey and Valuation):

Our surveyor will complete the survey as above; however, as an RICS Registered Valuer, they will also include their professional opinion on the market value of the property.

RICS Home Survey Level 3:

Previously known as a Structural Survey or Building Survey, this is a higher level of survey suitable for more complex houses, older properties, or those in a poor state of repair.  This level of survey is essential if you are planning major works. This is the most comprehensive report and provides you with an in-depth analysis of the property’s condition, including advice on defects, repairs, and maintenance options.  A professional valuation is not included but can be provided alongside your Level 3 survey if requested.
