RICS Home Surveys Have Changed!
Following consultation with consumers and members alike, the Royal Institution of Chartered Surveyors (RICS) has made some significant changes and updates to their Home Surveys Suite.
Here at Jones Battye, we have responded to these changes and carefully considered how we can best meet the needs of our customers. As a result, we have decided to no longer offer the Level 1 RICS Condition Report but instead, and for the same price, to offer the new Level 2 Survey Only HomeBuyer Report. This will offer our clients considerable value for money and an upgraded survey for a very competitive price.
Our full list of RICS Home Survey types is as follows:
1) The RICS HomeBuyer Report –available with 2 options:
Option A: Survey Only –This report is a ‘Level 2’ detailed inspection suitable for most types of homes, but does NOT contain a valuation element. As such it is best suited to clients who do not require an independent valuation from an RICS Registered Valuer.
Option B: Survey and Valuation – this is the original RICS HomeBuyer Report and remains the most popular type of home survey available. It is a ‘Level 2’ detailed inspection, suitable for most homes but unlike Option A, it includes an independent valuation from an RICS Registered Valuer as part of the report. This can be very important if you want to be sure that you are paying the right amount for a property or need help in negotiating with sellers.
2) The RICS Building Survey:
Once called a Structural Survey, this is a Level 3 survey and is suitable if you have an older or run down property that has been altered in the past or if you are planning major works. It does not include a valuation, but we can provide one for you as a separate service.
Whichever level of survey you choose, it is now available with or without a valuation, either as part of one of the standard reports or as a separate service. All valuations carried out by Jones Battye, are undertaken by RICS Registered Valuers so you can be assured of the highest level of professional standards and regulation.
